Major Projects
The Condominium Association currently has three major projects underway at the same time in an effort to improve and modernize our community.
The first project is the roof replacement program which began in 2023. To date, 73 roofs have been completed. An additional 17 roofs are scheduled for 2026, with the remaining 23 roofs scheduled for 2027. At the end of 2027, our roof replacement program will be complete.
The second project is the vinyl siding project which began in 2022. We have completed 52 units thus far. Originally, this project was not expected to be completed until 2032. This was a 10 year project, skipping 2024 for financial reasons. However, with the recent bank loan, we are now projecting completion by the end of 2027. This is GREAT NEWS! We will be 5 years ahead of schedule. Currently, 33 units are scheduled for 2026, and the remaining 28 units are planned for 2027.
The third project involves the replacement of gutters throughout the community. Gutters are the responsibility of each individual owner. However, because the Association is moving toward a more uniform appearance throughout the community, the Association will be installing new, up-to-code, 6-inch white gutters to complement the improvements and complete the updated appearance of the homes. This project is being financed through our operating account.
We appreciate everyone’s patience and support as these important projects move forward. While managing three major projects simultaneously is a significant undertaking, these improvements will strengthen our community, improve the appearance of our homes, and protect property values for years to come.
